Established in 2010 as an independent asset manager specialising in the UK property markets, Addington partners with institutional capital to invest in office, retail and residential properties. As asset managers we oversee and manage capital investment to modernise or repurpose existing buildings. We understand finance and are profit driven. We like to align our interests with our partners.

We only work on projects where we have conviction. Markets are volatile and subject to unexpected external events, but we have a stable and resilient business with a highly motivated management team and we will always manage the risks and finish the job.

Markets are competitive. We identify value investment opportunities and themes in sectors that we understand and where we think our knowledge, experience and relationships gives us a competitive edge.
We are highly analytical and rigorous in our due diligence. We don’t like taking leaps of faith and we know that assumptions mean very little without evidence. We’ve been through enough economic cycles and unexpected global events to appreciate the importance of downside risk.
Above all, we pride ourselves in being entrepreneurial, creative and sometimes contrarian. We like to avoid the crowds and seek out investment themes and opportunities which are less fashionable, less obvious and potentially more rewarding. As an operating partner we have to swim faster than the current which means hard work, a sense of urgency and a culture of problem solving.

186,000 sq.ft. of high-quality air-conditioned offices, developed in 1991 by Skidmore Owings & Merrill.
The asset is multi-let and since 2021 Addington have been implementing a “Brown to Green” business plan to improve the buildings environmental credentials by undertaking a programme of rolling refurbishments to upgrade the internal office and install new end of trip facilities including BCO compliant showers, changing facilities and bike parking.
The property is located c.200m from Pimlico underground station and close to The Tate and the river Thames. The eastern elevation has views over the river and there are unobstructed views of both east and west London from roof level.
In March 2024, Addington acquired a 56,814 sq. ft. office building with ground-floor retail to implement a wholesale “brown to green” business plan. Committed to transforming the property through a sustainability-led refurbishment, Addington is implementing a series of upgrades to enhance energy efficiency, modernise facilities, and create a high-quality workspace that meet the needs of modern office occupiers.
In 2016, we acquired, in partnership with funds managed by Europa Capital, Velocity Village in Sheffield city centre for £36.75m.
All our projects today are tackling the real issue of obsolescence caused from a reliance on fossil fuels for heating and cooling.
The transition of older buildings requires capital, expertise and pragmatism. We think it’s a major opportunity for us and our partners, where the potential returns can significantly outweigh the risks.
We are committed to removing gas boilers and introducing sustainable heating and cooling solutions to maximize our carbon impact. We are establishing a pathway to net zero by utilizing air source heat pumps, solar energy, and increasing our reliance on electricity rather than gas.
We are committed to enhancing on-site amenities and end-of-trip facilities. We enhance security, especially for residential properties.
We are committed to making buildings safe and ensuring compliance with ever-increasing fire safety regulation.
We firmly believe that effective property management must be done locally. AddLiving is the property management arm of Addington was established by the principals in 2017.
AddLiving was set up to improve the professionalism, efficiency and accountability of the day-to-day leasing, rent collection, monitoring of repairs as well as maintenance and compliance.
