We acquired this 56,814 sq. ft. office building with ground-floor retail in March 2024 in partnership with Baumont Real Estate Funds. We have plans to implement a wholesale “brown to green” business plan. We are committed to transforming the property through a sustainability-led refurbishment programme and are implementing a series of upgrades to enhance energy efficiency, modernise facilities and create a high-quality workspace that meet the needs of modern office occupiers.

A key focus of the project is achieving a minimum EPC B(+) and BREEAM Excellent rating across both individual floors and the entire building. The central plant is being upgraded to remove the gas supply and transition to 100% electric, supporting a clear pathway to net zero carbon.

Further sustainability measures include the installation of solar PV panels on the south facing pitched roof and a rolling refurbishment of all office floors. This will incorporate the introduction of additional amenity on the top floor of the building by the installation of a new southwest facing winter garden and new full height glazing to the north, with impressive views of St Pauls Cathedral.

The reception area and external canopies are also being upgraded to provide contemporary finishes to enhance the building’s arrival experience.

Through these initiatives, we are creating a future-proof, energy-efficient workspace that aligns with the highest environmental and occupational standards.
