Urban Baristas expands its taste of Australian-style specialty coffee in EC4 with new ten-year lease – New retail letting for Addington at 10 Fleet Place, London EC4

Addington, the property investment and asset management company has let a ground floor retail/ leisure unit with mezzanine ancillary at Unit 2a, 10 Fleet Place, London EC4 to Urban Baristas, the Australian speciality coffee cafe.

Urban Baristas is taking 1,206 sq. ft on an effective 10-year full repairing and insuring lease at a rent of £45,000 per annum with an upward only rent review to open market rental value at year five. The tenant will benefit from 6 months’ rent free from lease completion.

The new cafe is adjacent to CNBC’s new “state of the art” television studio on the ground floor of 10 Fleet Place, which opened in Spring 2025.

Urban Baristas opened in the UK in 2016 when Co-founder and CEO, Huw Wardrope set out to bring Australian-style specialty coffee to London. Inspired by the laid-back cafe culture of Sydney, Huw wanted to create a space “where great coffee and a great atmosphere came together and where commuters could easily grab a specialty brew.” The brand has expanded and now has 33 cafes already in the London area, with 10 Fleet Place set to be number ‘34’.

10 Fleet Place is a landmark 186,000 sq. ft office building in prime Mid-Town. Addington is the asset manager for the property acting on behalf of Vervain Resources, the Hong Kong investment company who acquired the building in 2015.

As well as CNBC, other blue-chip tenants in the offices at 10 Fleet Place include Interpath Advisory, the independent financial advisory business spun out of KPMG, global top ten law firm Hogan Lovells and Mott MacDonald, the global engineering consultancy.

The building also benefits from great transport links including the Elizabeth line at Farringdon and the City Thameslink station.
